What we do
The two-yearly electrical safety check. A room-by-room inspection by a licensed electrician: switchboard condition and safety switch (RCD) operation, smoke alarm location, expiry, interconnection and function, earthing and bonding, power points, switches and fittings, air conditioners and hardwired appliances, and visual checks for damage, overheating and outdated components.
Clear reporting. A PDF report from our iPad-based system with a traffic-light summary on page one: red for urgent hazards, yellow for non-urgent issues, green for items passed. Photos of every concern and a plain recommendation for each.
Repairs and certification. Immediate rectification on site where approved, upfront quotes where the landlord needs to sign off, return visits for staged repairs, and a Certificate of Electrical Safety (COES) for all completed works.
Smoke alarms included. Testing, expiry checks and replacement of alarms that are out of date or non-compliant, so one visit covers both obligations.

How it works
- Book. Send the property list or a single address. We contact the tenant and confirm a time.
- Inspect. A licensed electrician completes the full check and tests every safety switch and alarm.
- Report. PDF report to the agent or landlord the same day, with quotes for any repairs needed.
- Rectify. Approved repairs done on site or booked in, retested, and certified.
What the law requires
Under the Residential Tenancies Regulations 2021, rental providers must have gas and electrical safety checks carried out at least every two years by a licensed or registered electrician, keep the records, and make them available to the renter on request. Smoke alarms must be working and tested according to the manufacturer’s instructions at least every twelve months. We keep the dates for recurring clients and remind you before the next check falls due.

Common questions
How much is a rental electrical safety check?
A fixed price per property, with portfolio pricing for agencies. Repairs are quoted separately and only done with approval.
How long does the inspection take?
Usually 45 minutes to an hour and a half for a typical house or apartment, longer for larger properties.
What happens if the property fails?
Nothing dramatic. The report lists the items, we quote the repairs, and once approved we fix and certify them. Urgent hazards are made safe on the day.
Do you do smoke alarm checks as part of it?
Yes. Smoke alarms are tested and their expiry dates recorded on every inspection, and replacements are done on the spot where approved.
